Developers finally figured out it's an untapped market and people get paid relatively well so house prices actually recently over the last couple years probably 3x'd here. They're still insanely cheap. I used to have a few houses I bought and sold for around $40,000 each that are probably $160,000 each now. Yep, looked one of them up, it's $177,000 now and I sold it for $40,000 in 2016.
That'd be for around 1500 square feet on 1/3rd of an acre. One of the nicer built brick ones.

Oh I just want to add this random thought I had, building materials are insanely overpriced now. I went to go patch some drywall and first of all you can just crumble it between your fingers now, they figured out how to put air into it to save money, it kind of looks like nougat. And it costs like 2-3x more than I remember it.

So someone just held onto it all this time while they built a neighborhood around it.
